The dominant commercial HVAC equipment type in the south Salt Lake Valley for single-story retail, restaurant, and office buildings. Gas-electric RTUs provide heating through a gas-fired heat exchanger section and cooling through a refrigerant-based condenser coil section in a single rooftop-mounted cabinet. Heat pump RTUs provide both heating and cooling through the refrigerant cycle, eliminating the gas connection requirement for buildings without existing gas service.
RTU brands we install for commercial light commercial applications: Carrier 50XC and 48TM series, Trane Precedent and Voyager series, Lennox LGH and LCH series, York YCH and YZH series. Tonnage range: 2–20 tons for light commercial applications. Altitude correction applies to all gas-fired RTU installations above 4,000 feet; we apply the manufacturer’s published altitude correction to the gas valve manifold pressure during installation and commissioning and document the corrected manifold pressure in the installation report.
For commercial spaces that are too small for a full RTU or where the building structure does not support rooftop-mounted equipment, commercial split systems (separate outdoor condenser and indoor air handler) provide the same functionality at lower installed cost for 2–5 ton applications. For multi-zone commercial buildings requiring individual room-level temperature control without traditional duct systems, variable refrigerant flow (VRF) systems provide a ductless commercial solution. Mitsubishi City Multi, Daikin VRV, and LG Multi V systems support 4–50+ zones from a single outdoor unit with individual indoor fan coil units in each zone. VRF systems are appropriate for medical office buildings, professional office buildings with private offices requiring independent temperature control, and mixed-use buildings where a single ducted system cannot serve the building’s zone diversity.
